We need a growth marketer who can own the full acquisition funnel — not someone who specializes in one channel and delegates the rest. You'll run paid campaigns, build landing pages, write email sequences, and analyze performance data, all in the same week. The goal is simple: get more real estate agents to create their first video tour and convert them into paying subscribers.
Lumentic's audience is busy, skeptical of vendor noise, and inundated with marketing from every CRM and tech tool under the sun. Breaking through requires craft and precision — the right message, in the right channel, at the right moment. Not more volume.
What you'll do
- Build and run paid acquisition campaigns across Meta, Google, and YouTube — from creative strategy through bid optimization and budget allocation
- Create and test high-converting landing pages, ad creative, and email sequences using AI tools for rapid iteration
- Own lifecycle marketing: onboarding emails, activation nudges, re-engagement campaigns, and upgrade flows
- Analyze funnel data daily — attribution, cohort retention, channel CAC, LTV — and reallocate spend to what's working
- Use AI (Claude, Midjourney, Runway) to produce creative at startup speed — you're the entire creative team
- Run growth experiments weekly: new channels, new copy angles, new audiences, new offers. Kill what doesn't work fast
What we're looking for
- 3+ years of hands-on growth or performance marketing experience at a startup — you've managed real budgets with real accountability
- Proven ability to write compelling ad copy, landing page copy, and emails — not just brief others to write
- Deep proficiency with paid platforms (Meta Ads Manager, Google Ads) and analytics tools (GA4, Mixpanel, or similar)
- Comfort pulling your own data, building dashboards, and making decisions without waiting for a data team
- Active, daily use of AI tools to multiply your output — we'll ask about this specifically in the interview
- Experience marketing to SMBs, agents, or independent professionals is a major plus
Take-home project
You'll receive a brief that mirrors a real growth challenge at Lumentic — something like designing a campaign to drive trial signups from a specific agent segment. You'll submit a channel strategy, sample ad creative, a landing page wireframe, and the metrics you'd track. We're evaluating strategic thinking, copy quality, and how you use AI in your workflow. This role sits at the intersection of engineering and go-to-market — and it's one of the most impactful seats at Lumentic. You'll build the systems, automations, and internal tools that make our sales and marketing motions actually work. Think: outbound infrastructure, lead scoring pipelines, CRM automations, AI-powered prospecting workflows, and analytics dashboards that give the team real-time visibility into what's converting.
You're not a marketer who can code or an engineer who tolerates marketing. You're someone who genuinely loves both — who gets excited about building an automated outreach system that books meetings while you sleep, and who can also debate messaging strategy for a cold email sequence.
What you'll do
- Build and maintain Lumentic's GTM infrastructure — CRM workflows, lead enrichment pipelines, outbound sequencing, and attribution tracking
- Create AI-powered prospecting tools: automated lead research, personalized outreach generation, and intelligent lead scoring
- Design internal dashboards that give real-time visibility into pipeline health, channel performance, and conversion funnel metrics
- Build and optimize landing pages, A/B testing frameworks, and conversion tracking across the marketing site
- Automate repetitive GTM workflows — data entry, list building, reporting, follow-up sequencing — so the team spends time on strategy, not busywork
- Integrate and orchestrate tools across the GTM stack (email platforms, CRM, analytics, enrichment APIs) into a cohesive system
What we're looking for
- 2+ years building GTM systems, marketing automation, or internal tools at a startup — you've wired together the systems that actually drive revenue
- Strong programming skills — Python, JavaScript/TypeScript, or Ruby. You can build a Zapier-style workflow or write a custom integration from scratch
- Experience with CRM platforms, email automation tools, and data enrichment APIs (Clearbit, Apollo, Clay, or similar)
- Comfort with data: SQL queries, analytics dashboards, conversion tracking, and attribution modeling
- Heavy AI usage in your workflow — building AI agents, using LLMs for data extraction, automating research with AI tools

Senior Software Engineer — Ruby on Rails

Senior Software Engineer — Ruby on Rails
Lumentic's stack is Rails, and we're not apologizing for it. We ship features in days, not sprints. Our product ingests listing data from real estate platforms, processes images through AI pipelines, generates cinematic video tours, and delivers them to agents — all orchestrated through a Rails monolith with Sidekiq, Turbo, and Stimulus.
We need a senior engineer who loves Rails, writes clean code fast, and isn't afraid to go deep into video processing, API integrations, and AI model orchestration. You'll work directly with the founder. No standups, no Jira tickets, no PRDs — just a shared understanding of what matters and the autonomy to build it.
What you'll do
- Build and ship product features end-to-end — from database migrations to UI, including Hotwire/Turbo/Stimulus on the front end
- Design and optimize the video generation pipeline — coordinate AI services, handle image processing, manage async job queues, and ensure reliable delivery
- Integrate with third-party APIs (real estate data feeds, AI services, payment processors, cloud storage) and build resilient, well-tested abstractions around them
- Improve application performance, database queries, and background job throughput as we scale from hundreds to thousands of daily video generations
- Use AI coding tools (Claude Code, Copilot) as a daily part of your development workflow — writing tests, debugging, refactoring, exploring unfamiliar codebases
- Make architectural decisions that keep the codebase simple and shippable — you'll advocate for boring technology and fight accidental complexity
What we're looking for
- 5+ years of professional Ruby on Rails experience — you know ActiveRecord deeply, you've debugged N+1s in production, you have opinions about service objects
- Strong full-stack capability: comfortable writing Stimulus controllers, Turbo Frames, and responsive Tailwind UI, not just API endpoints
- Experience with background job processing (Sidekiq), file/image/video processing, and async workflow orchestration
- Familiarity with AI/ML APIs — you don't need to train models, but you should be comfortable integrating with them, handling their quirks, and building reliable pipelines around non-deterministic outputs
- Active use of AI coding assistants in your workflow — we'll ask how you use them and where you've found they fall short

Real estate is a relationship-driven industry, and Lumentic's growth depends on getting embedded in the ecosystems where agents already spend their time and money. We need someone who can identify, negotiate, and activate partnerships with brokerages, MLS platforms, real estate associations, coaching programs, and complementary tech providers.
This isn't a traditional BD role where you hand off a signed contract and move on. You'll own the relationship end-to-end — from cold outreach to integration planning to co-marketing to measuring actual revenue impact. You'll need to understand the real estate industry's power structures, incentive dynamics, and buying cycles deeply enough to build deals that genuinely create value for both sides.
What you'll do
- Identify and prioritize partnership opportunities across the real estate ecosystem — brokerages, MLS platforms, associations, coaching programs, and tech vendors
- Run the full partnership lifecycle: prospecting, outreach, pitch, negotiation, onboarding, activation, and performance measurement
- Build co-marketing campaigns with partners that drive qualified agent signups — webinars, co-branded content, referral programs, and integration launches
- Develop scalable partner enablement materials — one-pagers, demo decks, ROI calculators — using AI to produce polished assets quickly

You'll use AI to research prospects, personalize every touchpoint, and operate at a volume that would normally require a team of five.
The agents you're reaching out to are drowning in vendor spam. Your job is to cut through that noise with messages so relevant and well-timed that they feel like a recommendation from a colleague, not a sales pitch. If you're someone who gets energy from writing the perfect cold email, getting creative with outreach channels, and seeing a reply land in your inbox — this role was built for you.
What you'll do
- Run outbound prospecting campaigns targeting high-value agent segments — top producers, team leads, and brokerage decision-makers
- Use AI tools to research prospects deeply before outreach — recent listings, social activity, market trends — so every message feels personal and relevant
- Write and iterate on cold email sequences, LinkedIn messages, and video outreach that book qualified demos
- Manage and optimize your pipeline using CRM tools — track every touchpoint, analyze response rates, and A/B test messaging at scale
- Qualify inbound leads from marketing campaigns and route them to demos with context and urgency
- Collaborate closely with the Growth Marketer and GTM Engineer to improve targeting, messaging, and lead quality based on what you're hearing from prospects
What we're looking for
- 1+ years in an SDR, BDR, or outbound sales role — or equivalent hustle (founders, freelancers, and side-project operators welcome)
- Exceptional writing skills — your cold emails should be short, specific, and impossible to ignore

- Comfort with AI tools for prospecting, research, and personalization — you should already be using AI to work smarter, not just harder

- A bias toward experimentation: you'd rather test 10 subject lines this week than debate the "perfect" one for a month
Take-home project
We'll give you a target agent segment and basic product context. You'll build a 5-touch outbound sequence (emails + at least one alternate channel) for that segment, including the research process you used, why you chose each angle, and how AI factored into your workflow. We're evaluating writing quality, personalization depth, strategic thinking, and volume of quality output. Paid, 4-day window.
